This position is responsible for managing the real estate portfolio for Japan and Korea, which consists of multiple locations including administrative, warehousing and distribution, manufacturing and sales office properties. As the company continues its drive to portfolio optimization, this individual will be responsible for assessing opportunities across the real estate footprint to optimize cost and efficiency in alignment with current and future business requirements. Responsibilities also include the direction and management of the programs relating to real estate acquisition, disposition, and relocation. He/She will also be responsible for coordinating the activities of real estate management for the Company, including the search for new properties, the negotiation of lease agreements, and the on-going compliance with lease provisions and resolution of issues and problems related to the relationship with landlords.
Job Responsibilities
•Responsible for managing the Company’s real estate portfolio by matching business requirements with real estate footprint, ensuring the Corporate Real Estate guidelines and standards are appropriately followed in the acquisition, design, management and disposition of the facilities.
•Interact/Liaise with the senior management in the region regularly to understand their needs and promote a collaborative working relationship with real estate.
•Effectively communicate with local internal clients to ensure alignment with strategy and direction.
•Manage the portfolio to the global KPI’s and standards for cost reduction, space utilization, data accuracy, etc. Organize and report on those KPI’s as well as transaction and project activity and financial performance including progress on cost reduction initiatives and value adds.
•Ensure lease terms are aligned with corporate and business objectives.
•Provide thought leadership, process improvements and industry best practices.
•Manage our regional 3rd party provider (JLL) in the development and execution of the real estate strategy together with traditional CRE work
•Review new issues of regulatory/agency guidelines/requirements to determine effect on Acquisition Guidelines; processes, and needed updates to Section guidelines; ensures staff work efforts comply with regulatory/agency guidelines requirements.
•Provide expert testimony as required in legal matters/legislation relative to real estate acquisition.
•Monitors timetables, schedules and costs while coordinating with other functions, suppliers and contractors to ensure real estate activities are completed within the schedule deadlines.
•Reviews real estate contracts for compliance with government specifications, company standards and suitability for occupancy.
•Negotiates all lease agreements with landlords in order to ensure exceptional properties for the company’s operational needs that are cost-effective to support the company’s financial objectives.
•Performs other assignments as required

Education:
•Bachelors Degree required. (Real Estate or related Discipline)
Preferred:
•MBA or similar post degree qualification
Skills & Experience
•A Minimum of 10 years Post Qualification experience in Engineering, Finance and/or Procurement with technical site experience preferred (MMD or similar)
•Sound analytical depth as well as strong technical skills in real estate management, occupancy planning, transaction management, lease administration
•Ability to read, analyse, and interpret real estate leases and other real estate related contracts
•Ability to define problems, analyse data, establish facts, and draw valid conclusions.
•Capability to align and coordinate with business partners on real estate need based on resource and business plans.
•Capability to think strategically and move beyond adherence to specific analytical tools and methodologies by applying innovative approaches to generate alternative solutions for consideration, and provide comprehensive risk/benefit analysis on those alternatives.
•Broad business knowledge and focus.
•Ability to influence and drive change in the organization.
•Excellent communication and presentation capabilities. Problem-solving, analytical thinking and the ability to balance multiple tasks simultaneously are essential.
•Good organizational and interpersonal skills. Attention to detail and mental concentration are necessary for accurately performing tasks and tolerating frequent interruptions.
•Demonstrated ability to establish and maintain effective working relationships with diverse groups of people.
•Ability to develop and execute a strategic vision that translates into achieving short and long term objectives.
•Proven team player with the ability to work with remote and 3rd party teams to drive results
•Strong financial background with the ability to manage a budget and develop appropriate financial models/analysis to support decision making.
